One trend that emerged at a fast past because of the Coronavirus is the use of virtual tours. Virtual tours create a 3-d rendering of a space and allow the potential buyer to “walk” the property without ever stepping foot inside. This reduces the number of people walking through your house by eliminating the tire kickers! Fewer people in your house means less exposure to the Coronavirus and also reduces the inconvenience of accommodating tours.
One major drawback of pictures is that they don’t adequately showcase the layout. The 360 imaging fixes that by creating a floor plan for you.
Embed a Video in the Virtual Tour
One of my favorite examples of how we used the 3d tours was when I listed a property with a brook in the back. I took a video from the deck to showcase that you could hear the water and the birds and I embedded the video in the virtual tour. The buyers were able to hear it for themselves and really made the property stand out.
Want to Sell Faster?
If you are selling your house “for sale by owner” (FSBO), you can still create a virtual tour! I use EyeSpy 360 and you can too. Matterport is another popular option. You will need the right equipment to take a 360 picture so I use The VR Kit and connect it to my phone. I’m not an affiliate, that’s just what I use. Or, if you need to sell fast and this is too much to think about, give Sunrise Real Estate a call to see how we can help you!
